Here are a few updates on the Town:&lt;/p&gt;&lt;p&gt;1) The 1st release of info from the 2006 Census is out and shows the new population of Carleton Place is now 9,453 (a 4.1% growth from the 2001 Census).&amp;nbsp; The next release date is Tuesday, July 17 and will be the data related to Age and Sex distribution of the population. The following release will be Wednesday, September 12 and will be the data related to Marital Status, Families &amp;amp; Housholds, Housing &amp;amp; Shelter Costs (including dwelling characteristics). You can see how easily one thing leads to another- especially when houses are your passion.&amp;nbsp; As I dust and scrub I decide to rotate knicknacks, as I rotate knicknacks I decide to create a &amp;quot;yardsale/donation&amp;quot; Some of the key highlights include:&lt;/p&gt;&lt;p&gt;1) The municipality is projecting the 2006 fiscal year will end with a surplus&lt;/p&gt;&lt;p&gt;2) Property assesments that are used to determine taxes will not go up- provided no major improvements, additions etc... have been made to the property&lt;/p&gt;&lt;p&gt;3) Many key roads in Carleton Place have been repaved and repaired, as well as expansion of main thoroughfares in preparation for the expected growth with the HWY 7 expansion&lt;/p&gt;&lt;p&gt;4) New Commercial and residential construction is flourishing in several areas of Town with the addition of 133 units planned in one subdivision, 15 Townhouse units, 27 Townhouse units in another neighbourhood, 37 apartment units, and a new planned retirement home- all of this is in addition to the soon to be built Wallmart, Home Depot, Heritage Fitness Centre, New Rona and more!&amp;nbsp; This was a record year as the Town experienced 12 million dollars of residential construction and 17 million dollars of commercial construction in 2006.&lt;/p&gt;&lt;p&gt;5) The Town of Carleton Place is very committed to public input on how best to manage the development and growth of the Town to make sure it is steered in the right direction.&amp;nbsp; To that end they are providing as many opportunities as possible for people to have their say; public open houses, focus groups, interviews, fax, email, mail and online surveys.&lt;/p&gt;&lt;p&gt;All in all the booklet shows the commitment the Town has to being open and accountable for the money it spends and for the responsible growth of our community.&amp;nbsp; I really believe this is an amazing place to live and it continues to get better and better.&lt;/p&gt;&lt;p&gt;On a personal note I would like to say that with the recent serious medical situation with a family member, we were all extremely gratefull for the speedy, quality care provided by the Carleton Place and District Memorial Hospital.&amp;nbsp; Here are a few tips for getting your house ready to sell (start now if you&amp;#39;re planning a Spring listing).&lt;/p&gt;&lt;p&gt;1) Try to think of your house as a product- one that is going on the market to compete with other products- and be unbiased when you look at it.&lt;/p&gt;&lt;p&gt;2) It needs to be well-kept, clutter free, and look like it needs little or no work (if possible).&lt;/p&gt;&lt;p&gt;3) Try to fix and repairs needed before it goes on the market- buyers will have a difficult time picturing what something will look like after you&amp;#39;ve repaired/painted it.&lt;/p&gt;&lt;p&gt;4) Check your curb appeal and look critically at the property- check the lawn, driveway, gardens, paint job, windows, lighting, decks/fences, and gates to make sure everything works and is clean.&lt;/p&gt;&lt;p&gt;5) Work from the front door in- this is the first impression buyers will have of your &amp;quot;product&amp;quot; look through their eyes- be judgemental!&amp;nbsp; Take a big sniff!!!&amp;nbsp; Eliminate any unpleasant odours from pets, stuffiness, cooking etc...&lt;/p&gt;&lt;p&gt;6) Make sure all lights, doors, handrails work and are free of cobwebs and dust.&amp;nbsp; Depersonalize the home by removing photos and personal memorabilia.&amp;nbsp; You may even want to remove some furniture if it is making the space seem small and/or cluttered.&lt;/p&gt;&lt;p&gt;7) Buyers assign the highest priority to kitchens, bathrooms, and flooring.&amp;nbsp; Do everything you can to make these areas look clean, spacious, and as up-to-date as possible.&lt;/p&gt;&lt;p&gt;8) Check all closets and cupboards aren&amp;#39;t too cluttered- buyers will look!&amp;nbsp; Make sure all windows, doors, drawers,&amp;nbsp;faucets and drains&amp;nbsp;etc open and close properly&lt;/p&gt;&lt;p&gt;9) Clean all appliances- inside and out.&amp;nbsp; The cleaner and newer they look, the better.&amp;nbsp; It will give buyers the impression that everything is well cared for and well maintained and therefore worth more.&amp;nbsp; The fridge should have nothing stacked on top and no magnets or papers stuck onto it- this gives a crisp, clean presentation.&lt;/p&gt;&lt;p&gt;10) When showings of your property are happening, make sure all evidence of pets is cleaned up, blinds are opened, all lights are on, air out the house, empty all garbages and wash and put away all dishes.&lt;/p&gt;&lt;p&gt;Remember, the better your house shows, the more it will stand out from the crowd.&amp;nbsp; home on the Internet for many years but never really did a blog before.&amp;nbsp; Given the popularity of them now I figured I might as well give it a try.&lt;/p&gt;&lt;p&gt;Last year was a tremendous year in real estate and this year is already shaping up to be even better, especially here in Carleton Place and surrounding area.&lt;/p&gt;&lt;p&gt;With the expansion of HWY 7 to 4 lanes all the way here, Ottawa will be even less time away.&amp;nbsp; We&amp;#39;re getting all kinds of new stores including Wallmart, Home Depot, Business Depot, a bigger Rona and more.&amp;nbsp; They&amp;#39;re expanding the main roads in town to accomodate the new growth along with all kinds of other investments in infrastructure&amp;nbsp;so we&amp;#39;re really well prepared for the boom.&lt;/p&gt;&lt;p&gt;Market values are continuing their steady increase in the area and will only rise as the town groes.&amp;nbsp; NOW is an ideal time to move to Carleton Place.&amp;nbsp; It sure is an exciting time to be in real estate here in Carleton Place, it&amp;#39;s a good thing I like to keep busy!&amp;nbsp; Well I&amp;#39;ll blog more later,&lt;/p&gt;&lt;p&gt;Brenda&lt;/p&gt;&lt;img
